Everything would be fine if it wasn't for the fire alarm. The fire alarm system is comprised of a strobe light and a deafening siren from a stadium level tannoy system kind of loud. All it takes for the system to go off is... Burnt toast. Every room comes with a toaster... The experience of waking up to their false alarm fire system is dangerous and traumatic. Do not let any let any elderly stay here, seriously. There are plenty of other modern hotels that aren't stuffy and dated for way cheaper. Do not stay here its not worth the trauma and if there is a fire there's a good chance you're done for; with the dated structure and poor, flippant nonchalant staff.

Clean room with great wifi. Two downsides I'd say: 1. Turning on the shower. 2. Fair bit of walk and climb from Edinburgh Waverley station. It took us between 10-15mins of walking from the station to the hotel, with three large bags in tow. Excellent service at the counter.

Fire alarm went off twice in the early morning with no direction from staff. It was just a false alarm over some burnt toast in the restaurant. We only found out from other customers as we started to evaluate the premise. This hotel failed at ensuring a comfortable stress-free environment. We asked if was likely to happen again with no answer. The staff was apathetic and greedy. Also the hallways smell like soggy peppers and are very confusing to navigate.

The building is very interesting and staff friendly / helpful. My review is based on the room quality. We booked a double room with my partner (for about £120 per night) and the room had 2 single beds connected to create a double. Very uncomfortable as the mattress was hard and the pillows not fluffy. The curtains were dusty. I kept sneezing as I'm allergic to dust. The carpet was dirty with visible marks. The windows are single glazed so it you don't have the heating on it's absolutely freezing inside. Also whoever contractor did the refurbishing has done an awful job. Overall, I would not recommend this hotel. It's a shame because it has so much potential, as the location is perfect. But they need to properly refurbish the building internally.

BEAUTIFUL! we loved our stay here as part of our Scotland trip. Out of the three hotels we stayed at it was the best. Beautiful rooms, gorgeous location, in the middle of the city yet peaceful and chic. The room was extremely clean, had a nespresso machine, and the decor and privacy of the room was fabulous. The icing on the cake was having the windows open in the morning, with a coffee and hearing the bagpipes playing. We didn’t want to leave and wish we had stayed for longer. We will be back!

A pleasant stay, for being on the Royal Mile it was very calm and quiet. Felt the decor was a bit too dark in the rooms but I am nitpicking. It was absolutely what we needed for a first trip to Edinburgh not knowing the area and wanting to be close enough to the action. Kitchenette with fridge was a godsend for coming home midday and having a fresh cup of tea, or relaxing at night with a proper homemade hot chocolate. Amenities were great, the shower was very strong. Room was spotless. Would recommend to a visitor who wants to be close to Edinburghs popular sites, but who might want to budget and not eat out for every meal etc.
