Cheap and cheerful but everything was clean and well provisioned with towels, toiletries etc. Well located in a lovely area of Leeds. Staff very nice and helpful, also assisting me with a lost property issue after my stay - thank you! Highly reccomended.

You get your moneys worth so close to the city centre peeling paint/wallpaper mould or black colouring in the sealant cracked toilet at the base, but clean bedding kind host good breakfast, good working shower and tea making facilities. Warm clean and friendly b&b would recommend for those on a budget. *never stayed in a b&b before but is at the standard i would expect

Great location for Headingley. Bed wasn't very comfortable but the staff were excellent and it was very convenient for working at the cricket ground. Some people smoked at the side of the building, the odour coming in through the windows which was unpleasant. Small and pleasant bar on site.

Everything was good. Inside is quite nice and it was clean. When I arrived there was no place to park, but when I returned at night, there was.

I appreciate that this hotel was cheap, but even so there is no excuse for the state of the place. It is very grotty and in desperate need of an upgrade. It smells mouldy and dirty, the carpets were stained and dirty. The walls were mouldy, paintwork disgusting. The room we had was en suite, but the state of the shower made you feel dirtier coming out than going in. Although a non smoking room it smelt of smoke, dirt and mould, the window didn't open. If there had been a fire we had no escape route. The only positive was that the kettle was clean, as was the towels and bedding. There was an old sock of a previous occupant under the cupboard. The walls are paper thin, we heard the full conversation of the occupants in neighboring rooms and everything else that was going on in there till silly o'clock. So much so that we had no sleep and eventually packed up at 5:30 am and left! Unless your standards are mega low avoid this place like the plague.

This is the worst hotel I've ever booked. I realise it was a budget room but the light switches and furnishings were filthy, the bathroom light didn't work, the basin was cracked, the shower was very dirty and it smelt of weed. It was so bad that I booked a different hotel and left. I was offered another room but I had already decided I couldn't stay there after seeing the state of the first room. I do not recommend staying at this hotel.

Mark and Monica are super friendly and helpful, the hotel is perfectly located for where I'm working at present, it is also right next to headingley, so ideal for the cricket and rugby etc. The rooms are basic but functional, pretty much everything I need whilst I'm working away. They do a sandwich for me to take to work which is great, and there are sometimes evening meals on which are good value. It isn't expensive, for what you are paying I really can't complain 👍
