STAY AWAY FROM THIS AGENCY
I don't usually write reviews but I feel it is necessary in this case.
We are students and were excited to move into our first house together. The house had some work being done to it over the summer before we moved in and we were glad to have found a house that supposedly would be in fresh condition. We weren't allowed to move in during the summer period, and had to pay half-rent for nothing. But that was a price we were willing to pay for what we thought we would get. Instead our stay here started off terribly and continued this way for the whole renting period.
On the first day we were moving in we were surprised to find out that the agency didn't even have the keys to our front door! This is despite them emailing us asking when we would collect them, since we moved in later than the designated move in date. We had to come in through the backdoor, climbing over the backyard wall to open the gate. We were further surprised to find the house to be ABSOLUTELY FILTHY (not even a light clean after the refurb) with tools and a dirty jacket forgotten by the builders. The previous tenants had also left us some surprises which Phillip James failed to clear. The fridge contained left-over rotten food and the backyard had nasty swamp caused by a mountain of rice blocking the drainage that led from the kitchen. This disgusting puddle was right below the lines that we used to hang our clothes on to dry. Furthermore, none of our bedrooms had working light bulbs and some of the curtains were stained with paint. Lastly, the bathrooms had no hangers or racks for towels, toilet rolls or shampoos and also had no mirrors, which I feel is an essential part to any bathroom. In addition to this, we weren’t provided with any form of table for the lounge, and had no kitchen seating for a few weeks. Hence, it was made clear to us on the first day that we were dealing with an unprofessional agency that didn't even bother checking on the property before we moved in.
We experienced this unprofessionalism and poor service further when we repeatedly received emails asking about missing rent, even though rent was paid, and when we made complaints about numerous things that went wrong in the house within the first month of our stay. These complaints were more often than not ignored and we had to contact Phillip James repeatedly through emails and calls until they were finally resolved several weeks later. The following is a list of the complaints that we had to make during our stay:
1.The swampy puddle
2.Faulty bathroom lights
3.Broken washing machine
4.Broken boiler (we were left with no heating for over a week during winter in a house with no insulation)
5.Leaking tap
6.Gap in window letting in air from outside
7.Broken front door lock
8.Stain on kitchen ceiling from a leak in the bathroom above it
9.Broken hob for our last month (never got fixed, couldn’t use more than one ring)
10.Door handle fell off
11.Termites in cupboard
We now realise that we should have read the reviews for this agency before signing the contract. This would have helped us prevent such a terrible experience and see Phillip James for what they are - an agency that only cares to secure contracts and keep their property owners happy, and that gives little to no care to those living in their properties. Of course, who needs to keep student tenants happy when there will always be more...
