Amazon managed 15 of my properties. I had to take them back as the service was horrendous. Everything in my statement is fact and I have all the evidence to prove it.
This is the service I received, see below.
1. They will put anyone in your properties there only interested in their fees.
2. They claimed to have home owner guarantors which was a requirement. I only discovered this wasn’t the case when I took the properties back.
3. Do not carry out inspections as agreed in their terms. You have to push them to do them and chase for a copy of the reports.
4. Charge for services that haven’t been carried out, just one example caught out when I asked for a copy of the Gas Safety Certificate. Tenant also confirmed it also hadn’t been done. My only regret is I never reported them to Gas Safe.
5. Bad accounting. Left a tenant in a property for 6 months without realising the tenant hadn’t paid a penny. Rents were paid across to me for 6 months, then on month 7 they deducted 6 months rent from my overall rent. At no stage did they contact me via telephone or email with an explanation I had to contact them. Accounts are done in-house by one of the Directors. So can’t blame it on the account.
6. Don’t know the correct legal procedure to recover a debt. So basically they expect you to take the hit. I had to explain to them what they needed to do. It was at this stage I pulled my business from them.
7. On leaving Amazon I gave them the two months notice as required. When the files were handed over all that was in them was a copy of the tenancy and keys.
What should have been in the folders:
Copy of Gas Safety Certificate
Copy of Electrical Certificate
Inventory
Statement of account
Guarantor details
Copy of credit check
Reference on both tenant and guarantor
I had to chase the Director for months to get this information. Still to date half of the paperwork is missing. Now they claim it is due to data protection why they can no longer had the information over.
