Avoid at all costs. Don’t be deceived by the friendly house viewings. This is the worst business I have ever come across. From the horrendous customer service, petty passive aggressive phone calls and rude manager. This is an agency you need to stay far far away from. From the £60 deduction in our deposit for dust under our beds, to the 4hr delay to get our keys to move in. The littering of their own rubbish and their outright refusal to come and collect piles of cardboard and plastic which we could not dispose of. I could go on and on... This business only wants to squeeze every penny out of its tenants and does not care or carry any professionalism in anything it does. After living in the property for 1 year we intended to extend a further year , and this was the case as we had signed the contract and payed the pricey deposits for the following year. Late into the year we received a one sentence email saying our contract had been “withdrawn”. This effectively left us dead in the water and we had to scavenge around for a new place to live late into the year. To this day the agency still has not revealed a reason for this. I would avoid this agency like the plague , at all costs.

Really disappointed on the overall quality provided by Samara. I will outline most of my experience from moving in. They do not warn you about the problems of living in their property and just show you around into viewing properties with what facilities are/are not available. Upon moving: 1) Infested with Silverfish; they have been coming weekly (this is even when i ensure cleanliness daily they come into the property and this is also a ‘refurbished’ property). I have got rid of at least 100+ since i have moved in (not joking) and yet i have another 4-5 weekly to deal with. 1.1) Other insects also appear to come in from their poor construction of the property. This includes spiders, bee’s, moths, mosquito’s and cockroaches. And worst case is having to see them during the night when others are sleeping. I could talk about what problems this causes to me and how it affects my health. 2) Maintenance reporting is another con; they delay fixing issues and their workers are not professionals either. They hire some cheap workers and leave a mess upon leaving the property, which ‘i’ as the tenant have to clean up!! This includes dirt on the floor and they wear their shoes when entering the toilet room and get all the main floor dirty upon leaving. 3) When it comes to seeking advice, they are not willing to do anything physically, just sit in their office and send automated advice messages which they of course forward to all their tenants which shows how lazy they can be to even bother to give a good reply when messaging about a problem. 4) Their own letting area had cobwebs in the top corners of the room; just shows majority of their properties have the same issue of creatures coming in. 5) Last week the fire alarm goes off, so none of the staff members are present to monitor the properties and all tenants vacate the building in the cold weather hoping it goes off. Tenants were waiting for at least 30 minutes till It automatically goes off since no staff arrived when the fire alarm was constantly going. I had an exam the next day and had to wait for this fire alarm to go off. -_- Worst comes to worse that their was a fire and they didn’t care to check to see what’s up. Another tenant had to call a Samara staff member about the fire alarm going off upon waiting 20 odd minutes which shows the lack of attention Samara had in regards to taking care of this situation. 6) There was an unauthorized visit once to the property by someone with no notification; there were traces to be found on the floor due to dirt being noticeable. 7) I pay so much money; over £600 a month and this is the poor service i get overall. I been here for my second year and they increased the price for the property hoping things would get better; however it’s been getting worse! I could also mention a lot more to emphasize my point about Samara; however the other reviews are clear enough. I wish that i had known that these negative reviews existed before i was looking; as there is no lie in regards to most of them. I would not recommend this place to people; unless you want to deal with stress and some sleepless nights. // In response to the reply given: Housekeeping means now i have to pay more for powders or sprays to get rid of such creatures. Tenants were looking on the fire notification system downstairs where the light flashes. It doesn't clearly state "There is a fire" or "This is a test fire alarm" And again no staff member was there to check the reason behind it being triggered. FixFlo has been good in terms of fast replies but in some occasions i wasn't happy with the responses i received. When i requested to be present when work is carried out, the worker had attended at an anonymous time without permission to perform checks/fixes. As well as the uncleanliness left by the worker being noticeable. I have been with you for the second year so i do not have to move my items from one location to the next; yes there is things you did right in some cases which i am thankful for, however the constant problems are not pleasing to me.

I cant praise Samara enough for helping my Daughter with her University Accommodation. She was let down so bad by another company and lost her flat at the last min..she now has the most beautiful fully refurbished flat in the heart of Headingley, furnished to an amazing standard! The whole process has been smooth, and really professional. As a parent it is comforting to know that they really do care about their tenants. Thankyou Samara

I had written a longer, more detailed review of Samara Lettings, however it was over the character limit for Google Maps. In short, decent flat, some maintenance issues seen to relatively quickly, good location of the flat, though severely let down in general by really awful customer service, particularly around signing for the flat and dishonest approach in the deposit dispute, which we of course won. The decision from the adjudicator gives a flavour of Samara’s approach to tenants: ‘While I acknowledge the landlords claim for the shower door, the check out report does not record such issues to the door at the end of the tenancy. I note that the issue was reported after the check out was carried out and as a result I make no award.’ They will try everything to try and keep some of your deposit-claiming you never returned the key (make sure you hang onto your receipt of handing this in until you get all your deposit back) and trying to charge you for damage caused after you’ve vacated the property! Unprofessional at best, downright shady at their worst. So long Samara, have a nice life. Former tenant of 13 Kelso Road, LS2 9PR

If you are an international student and looking for an private accommodation this piece of advice is for you - These people don’t care about what situation you are facing or what problem you are having in a different country they only care about MONEY. If you are a strong believer CUSTOMER SERVICE then definitely avoid these people. If possible I would have rated in NEGATIVE I hope you guys makes a wise choice.

Chancers of the highest order. Avoid like the Black Death. The flat on the other hand was rather decent. It wasn’t that cheap though, so one would expect a good product and we did receive a decent product. We did not however receive the corresponding level of service. Ask yourself this: why are there very few 4, 3 and 2 star reviews here? People either love Samara or loathe them? This isn’t marmite… Why would one leave a ‘bogus review’ as they claim to have many? No one is that bored in life, to invent a negative review on a property management company in Leeds. Also see the review by a cleaning company below stating that they weren’t paid for their labour by Samara and had to go to court. Samara claim they won the court case, yet the cleaning company states they won. If no one from the cleaning company showed up for the work, why would the company bother going to court? I believe the cleaners. UPDATE: Yes Samara, of course you cannot find a record of me as a previous tenant as funnily enough this is not my real name. It’s awful business practice to assume people are purposefully making up fake reviews just because they choose not to disclose personal information on a public platform. I think you should take any reviews seriously and address your level of service accordingly. You don’t get anywhere in life assuming people aren’t telling you the truth. Shape up.
