Avoid, unless you are willing to pay for the property to be 'professionally cleaned' at the end of your tenancy. There is a sneaky clause in the tenancy agreement that states that the property must be professionally cleaned upon check-out. Even though we cleaned the property to a high standard, we lost £225 of our deposit for 'professional cleaning'. We appealed to the TDS and received the following justification... "The tenancy agreement contains a special condition placing the tenants under an obligation to have the property professionally cleaned at the end of the tenancy and TDS consider such a clause to place an absolute obligation on the tenants, regardless of the cleanliness of the property." In other words, you need to show a receipt to confirm the property has been professionally cleaned otherwise you will loose your deposit. We have rented properties for over 10 years, and have never had a single penny taken from any of our deposits!
