Splendid Property Management edinburgh

Great service from James and the team. Living in London I'm unable to properly manage my flat in Edinburgh but Splendid Property deal with everything my absence, from finding decent tenants to resolving any issues. They are great to deal with and i would highly recomend them.

I would highly recommend Splendid Property. They have been doing a fantastic job of managing my property in Edinburgh since 2010. They have consistently found good tenants, I have a dedicated property manager who has dealt with all aspects of property management in a very professional manor, and any flat issues that have arisen have been dealt with promptly and at very reasonable cost. I have also been in touch with the management team on occasion and they have been extremely helpful and courteous. I see there are a number of negative reviews mostly from disgruntled students. Don't be put off. These guys really are a top notch team!

I have been using James and his team at Splendid for many many years and have never had anything but first class service. They deal with any problem quickly and efficiently and there is always a helpful voice at the end of the line. Nothing is too much trouble and they know the letting market in Edinburgh inside out. Highly recommend.

My friend and I were looking for a quiet, spacious flat with plenty of natural light and found one that Splendid was leasing. After an initial viewing we both loved the flat and immediately wanted to apply. The process was very easy, all online with no need to run paper forms back and forth constantly. Lauren, the letting agent was very helpful the entire process and took a lot of the stress out of moving flats. Couldn't recommend them more. A month in our building had a pipe blockage somewhere and water backwashed into the bath, one phone call and barely 2 hours later and it was all sorted. No need for dozens of calls and days of waiting. Very pleased with how quickly it was all sorted out.

All of the staff at Splendid Property are great. Always had really pleasant experiences and never any problems. Definitely recommend!

My son has been in one of there properties, and its been non stop complaints from the neighbours even 5 minutes on the day they moved in ,like ofcourse there will be noise they don't sit in there sitting room they sit in there bedroom, coz in the sitting room there is laminate flooring so if you sneeze the neighbours will know , they have had covid and been very ill but the letting agency told them to prove they had covid by showing them all the tests plus my son emailed them the results from the hospital, I personally am in the process of going further with my complaint, because my son also has heart problems told the letting agents to contact me if anything needs to be discussed as it takes pressure of him and his girlfriend, but again sadly this has not happened, I would not go here if you want a private let I go somewhere else

This would have been 5 stars if we dealt exclusively with Naraina who was extremely friendly and helpful in sorting the multitude of maintenance that comes with an old flat. However Splendid property decided to hire someone called Lewis. The manner in which Lewis dealt with us with completely unprofessional and flat out rude. When we initially moved in and reported a broken a radiator he accused us of breaking it and tried to make us pay. He accused of us of lying when we said we didn't break it and it was only the video our flatmate initially took when viewing the property showing the damage before our move in date that proved our point.

Overall had a great time living our flat however, our point of contact was rude and unprofessional. Would have been 5/5 interview if we had Narinia dealing with us solely. However, this gentleman frequently was our point of contact and he often made us feel uncomfortable due to his hasty manner and lack of professionalism. I was told some work was being done to my bedroom over the Summer but it would all be sorted out by the time I returned to the flat. On my return I was disgusted to find a filthy room, thick layers of dirt and dust covered my belongings (bed, mattress topper duvet, cushions, etc.). It was a horrible environment to return and I was deeply saddened with the way my personal goods had been handled. I had even emailed a few weeks before my return to make sure my bedroom would be cleaned and returned to the way I had left it after the building work was complete and this was absolutely not the case- my whole bedroom had been turned upside down and left a complete mess. After calling Splendid to complain the gentleman who dealt with our property was extremely rude and dismissed the whole situation. He came to the flat shortly after the call to check it out for himself and he did not even apologise and told me, he told me this is what I should have expected. He made me feel terribly uncomfortable and I was really shaken up after this encounter. I followed up and emailed Splendid and spoke to James who was very nice and apologetic which is all I wanted from the start. Unfortunately the gentleman continued to make our life difficult for the remainder of our time in the flat tarnishing what could have been a 5/5 experience.

These guys are the best in town. Don't listen to the 1star lot, probably have specific axes to grind. I've been in the market 20 years and been with James and the Splendid team pretty much from the start of their business. They are responsive, decent and do their very best for both landlords like me and our tenants. If they didn't, they know I would leave. The fact I haven't is testament to their commitment and professionalism. Highly recommended.

Disgrace of a company with disgraceful staff! Do not rent a flat with the so called company "Splendid" Property Management. When we moved into our flat it took months upon months to deal with broken blinds, broken extractor fan, mould, mice, broken table, broken drawer, broken wardrobe doors and broken heating. When some issues were finally resolved, we were then told by the manager that we would "just have to live with the mice" and that they couldn't fix a simple hinge on the wardrobe door. Staff are rude, don't reply to emails and quite frankly need a lesson on simple customer care skills. Our heating cut out during freezing temperatures in winter and the staff were nothing but rude about it. The filth from our sky light in the bathroom fell on us whilst showering and again the staff did not care. Quite ironic that things started to get fixed only when they were trying to get new tenants.
