I will be continuing to use them. As a landlord I can also say that all of my tenants have also found the service to be first class. Keep up the good work!

I have had awful experiences with lettings agents in the past, certainly on the student market. However from the initial viewing all the way until move in Phillip James have been the most professional agents i have had the pleasure of dealing with. Nothing was too much for the staff i dealt with, in particular the viewing rep who took us round (James). Would highly recommend these guys, they stand out in an industry that can be awash with chancers and unprofessional companies .

In particular, sales progressor Rebekah Baines, who was my contact throughout, was excellent in communication and very helpful, engaging and professional. Highly recommend all round!

The agency is very good and they have helped me a lot, but the problem is that they cannot force the owners of the apartments to keep the tenants well, I've been waiting for a fridge freezer for 24 days (still wwaiting) and as much as I write to the agency They can't do anything because that's the owner's business. This is very stressful for someone who wants to live in peace. I am disappointed and sad about this and do not renew the contract for this. I hope the agency can find me a new home.

Have had little personal experience of this agency. However, have contacted them repeatedly by email recently to secure viewings of several properties and have either been ignored or received links to online viewings instead. I have made it clear that we would want to see flats in person and as govt has officially removed covid restrictions can see no reason why not - possibly laziness on their part. I note that there are a LOT of disturbing reviews on here about them which have been answered aggressively/nastily and NOT in a contrite way. That says it all for me and I would suggest any vulnerable, particularly inexperienced, young people should avoid them at all costs. They obviously really need to 'up their game' or think about another line of work, from what I can see. Makes you wonder if 'good' reviews about them here are made up. I am anticipating either a nasty reply to this review or 1 claiming they have no knowledge of me. Let me reassure anyone reading this that I have been in touch with them and had little or no response to my flat queries.

STAY AWAY FROM THIS AGENCY I don't usually write reviews but I feel it is necessary in this case. We are students and were excited to move into our first house together. The house had some work being done to it over the summer before we moved in and we were glad to have found a house that supposedly would be in fresh condition. We weren't allowed to move in during the summer period, and had to pay half-rent for nothing. But that was a price we were willing to pay for what we thought we would get. Instead our stay here started off terribly and continued this way for the whole renting period. On the first day we were moving in we were surprised to find out that the agency didn't even have the keys to our front door! This is despite them emailing us asking when we would collect them, since we moved in later than the designated move in date. We had to come in through the backdoor, climbing over the backyard wall to open the gate. We were further surprised to find the house to be ABSOLUTELY FILTHY (not even a light clean after the refurb) with tools and a dirty jacket forgotten by the builders. The previous tenants had also left us some surprises which Phillip James failed to clear. The fridge contained left-over rotten food and the backyard had nasty swamp caused by a mountain of rice blocking the drainage that led from the kitchen. This disgusting puddle was right below the lines that we used to hang our clothes on to dry. Furthermore, none of our bedrooms had working light bulbs and some of the curtains were stained with paint. Lastly, the bathrooms had no hangers or racks for towels, toilet rolls or shampoos and also had no mirrors, which I feel is an essential part to any bathroom. In addition to this, we weren’t provided with any form of table for the lounge, and had no kitchen seating for a few weeks. Hence, it was made clear to us on the first day that we were dealing with an unprofessional agency that didn't even bother checking on the property before we moved in. We experienced this unprofessionalism and poor service further when we repeatedly received emails asking about missing rent, even though rent was paid, and when we made complaints about numerous things that went wrong in the house within the first month of our stay. These complaints were more often than not ignored and we had to contact Phillip James repeatedly through emails and calls until they were finally resolved several weeks later. The following is a list of the complaints that we had to make during our stay: 1.The swampy puddle 2.Faulty bathroom lights 3.Broken washing machine 4.Broken boiler (we were left with no heating for over a week during winter in a house with no insulation) 5.Leaking tap 6.Gap in window letting in air from outside 7.Broken front door lock 8.Stain on kitchen ceiling from a leak in the bathroom above it 9.Broken hob for our last month (never got fixed, couldn’t use more than one ring) 10.Door handle fell off 11.Termites in cupboard We now realise that we should have read the reviews for this agency before signing the contract. This would have helped us prevent such a terrible experience and see Phillip James for what they are - an agency that only cares to secure contracts and keep their property owners happy, and that gives little to no care to those living in their properties. Of course, who needs to keep student tenants happy when there will always be more...

Tenants Malina and Valentin have, in my opinion, been treated terribly by Philip James. The agency did not properly deal with problems including severe mould and leaks, leading to mushrooms sprouting inside the home, and this was ignored for 15 whole months. The fact that crucial repairs were not dealt with immediately, instead taking months, is not acceptable and shows a complete lack of care. Philip James must pay them the agreed compensation. Overall, I think that Philip James have been ridiculously unprofessional with their tenants - AVOID AT ALL COSTS!
