Nice enough room and friendly staff, but a few issues marred our stay. There were no towels in our room, which we didn't realise until we returned to our room in the evening, by which point no staff were about, so we couldn't shower until the morning. Our room also had no toiletries or soap - not sure if these were also forgotten or whether they're just not provided here. Breakfast seems to be something the hotel is quite proud of (their WiFi password literally references how good their breakfast is) and whilst there was a good selection of fruit, juices, etc., I found the cooked breakfast pretty average. The bacon was only just cooked, certainly not crispy, and whilst the booklet in the room says they like to experiment with different types of sausages for the breakfast throughout the year, I didn't feel like a spicy German sausage went especially well with the rest of the regular Full English. Service seemed to suffer as there was a group near us at breakfast who seemed to be very fussy - they kept turning away what was brought to them and seemingly managed to order and get through three hot breakfasts each. I appreciate that this isn't the hotel's fault, but so much attention was given to this table that our table and others seemed to get forgotten. Nobody replenished the fruit or juice when it ran out and we waited the best part of an hour between sitting down and getting our breakfast. Considering the price of the room (over £120) and the setbacks, we left a little disappointed.

Clean and tidy hotel. Rooms are small but perfectly adequate and the bed was really comfy. Breakfast (included in the price) was really good. Shared bathroom wasn't an issue and reflected in the price. Exceptional value for money for a room in Brighton. Will definitely use again.

This hotel was in a great location, right by the beach and walking distance to the centre. The hotel was clean and comfortable, and really quiet. The ladies that ran it were friendly, polite and professional and always were there if needed. Parking is permits for the street, which is an extra cost but worth doing. Really enjoyed our weekend and would recommend this accommodation.

Sweet room, clean, comfy and quiet. We only stayed a night and it was perfect for that, any longer and it might have felt cramped. Great instructions etc, located near the sea and Kemptown 's lovely shops and residents. Breakfast was lovely! I had the overnight oats and they were just how I like them.

Sorry I can't agree with the other reviews 😪 Stayed one night, The hotel was to be honest, very, very clean. The themes was brilliant. The staff very polite, breakfast was fantastic, and delivery early as I had to leave so all in all really good. I have a mixed review. I know it's a old hotel and you get creaking floors but , when you try to work from a room it is awkward. The lady next door might as well of been in the room with me , she couldn't connect to the internet, I could tell you more of every conversation she had ! The room was too close or she was just very, very loud 📢. Very small room after booking a single room (Large) I would hate to see the small room. This was a single bed , and a walkway next too it, small bathroom. Too small too work in I'm afraid. Sorry not for me, I would have liked to like this one as it was very clean and staff were excellent, good stop off for a single person. Oh by the way ! Bed really, really comfortable. I slept all night and it was quite after 11pm. Noisy room up until bed time !

We booked at short notice and made an excellent choice. The room is quite small, but was en-suite and extremely clean, toiletries and iron etc was provided. You pre=ordered a breakfast and that was left at your door the next morning, was very tasty. Would definitely stay again if in the area
