Used for a house conveyance. My reason for choosing was proximity to my residence, so I could call in the Office to deal with direct. Big mistake. There was a discrepancy in what the vendors had put on the Property info form, and what was included in the surveyor report. I pointed this out and the solicitor said this was OK and referred to the property info form. It transpired that Part of the land I had purchased was not in the vendor’s ownership. I called at the Office, the receptionist took details and said someone would get back that afternoon, which they did not. I wrote twice and getting no reply took up with the Legal Ombudsman. The outcome of their review was lack of evidence as O’brien & Co denied knowledge of the discrepancy. The Ombudsman however requested compensation for not handling complaint. Parent company Ince Gordon Dadds sent the cheque, with no postage, so I had to collect and pay £5.00, which I thought was immature. What I have learnt, is to get everything in writing, no matter how trivial.
