My son rented a student property with this company along with 4 other students. When they moved in, the property was in a bad state, filthy carpets, disgusting bathroom with stained floors , bath and sink, overgrown garden, rotting decking and a pile of rubbish in the front garden, which the council complained about and the tenants had to pay to have it removed. Myself and another parent were appalled that a property could be let in this state,so we took photos when the students moved in. The boiler didn’t work and the window in my sons bedroom wouldn’t close. This property had supposedly been professionally cleaned after the last tenants moved out,however, property belonging to the previous tenants was found long after the new tenants moved in, so it hadn’t been cleaned that well. The tenants made numerous attempts to get the issues rectified , telephoning and e mailing regularly but it took 3 months to get these things sorted. This is in breech of the tenancy agreement.
At the end of the tenancy, the students cleaned the property extensively,leaving it in a better condition than when they moved in. They shampooed the carpets, cleaned the kitchen and cooker and cut back the garden. However parts of the garden could not be reached due to the decking being unsafe to walk on. MTM decided to withhold a significant amount of the deposit , stating things like items in a cupboard that were there when the students moved in and the stains on the carpet, also there on taking up the tenancy. We challenged some of the items and were successful in getting some of the money back. As guarantor, I was keen to get adjudicators involved as I am certain more of the deposit would be given back, as we had plenty of evidence that showed the property was left in a better state than it was at the beginning of the tenancy. Unfortunately, the students wanted the money back ASAP as it was needed by them so they decided just to cut their losses and cut any ties with MTM. In our opinion MTM are an appalling company to deal with and I would urge any students looking for property to avoid them. The staff are rude , especially the lady we dealt with ,called Kayleigh and seem to only be on the side of landlords,not tenants. AVOID!
