Kendall Harper have been managing the rental of a property that we originally bought through them as a buy-to-let many years ago and I have found them to be extremely professional and easy to deal with. I have never had any issues with Kendall Harper, the staff are very friendly and I would definitely recommend them to anyone that is looking to buysell or rentlet a property in the future.

If I could give zero stars, I would. By far, the worst experience I have ever had with an agency; their communication and customer service skills are terrible, some of the staff are incredibly rude and they always have to be pressed to respond to your e-mails. Firstly, when renewing our contract we were sent a contract with different dates to what we signed. They never followed up with our signed copy, so a year later, when me and another tenant wanted to move out, the dates we had on file were wrong. I e-mailed them a month before to give notice that I was moving out along with a few queries I had, this was ignored. I followed this up by and in return received a long e-mail ignoring my initial enquiries and instead listing all the fees that we were liable. Upon calling the agency, the man laughed down the phone at us when we found out about the change in dates; we were mortified as we had already started making plans to move out. Following on from this, me and my boyfriend were looking for a place to rent and viewed an apartment we really liked. After which, we were told as it was a popular property and an application form would need to be filled in. This would be received by the landlord and they would decide from the prospective tenants based on things like salary and job title etc. Monday morning I rang up to make sure our application was received and was told yes, we would hear back by the end of the day. I rang up towards the end of the day and was told to call back the next day as no decision has been made. I called up the next day and the lady told me they would be in contact once the landlord had made a decision, I asked if we could be contacted either way and she said that was fine. We never heard back. Lastly, they have a really ridiculous system in place for joint tenancy agreements called a ‘Deed of Assignment’ where if you finish a fixed term contract and decide to move on at the end of it and the other tenants wish to stay, you firstly have to find a tenant to replace you; they then allow the new tenants to move in before they even pay their deposit or sign a contract, which means you are still liable for rent, plus I have had to wait just short of 2 months to get my deposit returned to me. To top it off, there is zero communication from the agency in this time frame to reassure you that your deposit is ever going to be returned or that they are chasing the new tenants for the money - I have had to ring up/e-mail numerous times to ask what the situation is. As an agency you would expect them to understand that moving house is stressful and expensive enough as it is! Avoid this agency at all costs.

If you are a tenant in a rental property, stay well clear of this company. They do not stay impartial between landlord and tenant, but instead try to scam you out of as much of your deposit as they can. When we first moved into our unfurnished flat on Cotham Brow we were surprised to find a corner sofa still in the flat. We were then told we can use the sofa or remove it as it was an old tenants. We decided it would be more hassle moving around a corner sofa so decided to keep it. We had a document from Kendall Harper stating we can remove the sofa during our tenancy. 18 days before the end of our tenancy I called up Kendall Harper to double check we were alright to take the sofa, and to get back to me as soon as possible as we were moving to Wales and planning on taking the sofa with us. Even though we had it in writing before, I wanted to check that both sides were happy. 2 days before the end of our tenancy, I got an email saying the landlord wanted to keep it, and he would be willing to sell it to me for £450. Unfortunately we had already moved the day before. We spoke to Kendall Harper explained the situation, and we were laughed out the door. We spoke directly to Geoff, the manager at Kendall Harper and he personally called us thieves, and threatened us with losing over £1000 from our deposit. At no point did it feel that Kendall Harper were able to look at the situation from our point of view,after we had been given information by themselves, to say we can do whatever we want with that sofa. As tenants we felt extremely unsupported by Kendall Harper, as letting agents they should be a neutral party between landlords and tenants, but it seems they will be loyal to whatever will get them the most money, not what it right and just. We took our case to DPS, and we won which meant we received our full deposit back. If you are renting in Bristol, stay well clear of this company, they will not ever be on your side.

Really poor form from the Lettings team. We'd registered on a cancellation list for viewing a property we were keen on, and days later when a place became available, we weren't given 30mins to return their call before they'd already given our slot to the next person. I appreciate the market is very busy at the moment, and you just want to get viewings booked and move on - but that shouldn't be at the cost of treating people fairly. Do better.

Me and my partner recently moved flat with the help of Kendall Harper. We were struggling to find a flat that was pet-friendly, as most agencies immediately rejected us without any discussion. Luckily, Kendall Harper was really helpful and cooperative and helped us find a flat with a pet-friendly landlord. The application process was easy, and we were able to arrange a COVID-safe viewing quickly (and without an extortionate holding fee like other agencies wanted!). Samantha helped us throughout the whole process of applying and referencing, and made the process smooth and stress-free for us. Would definitely recommend Kendall Harper if you're looking to move!
