If you want someone who would complete the transaction without acting much for you and charging a huge fee (£1000), Regina at JScollan is for you. She says she is efficient, which I would say yes to. Whether she would advise you about the law and what to look out for, I would say a big no. All her searches and results came with disclaimers saying it is all down to us to interpret and no real advice was given on what to raise as issues. A big thing she overlooked was nearly £3000 worth of fixtures which were part of the purchase to be excluded legally from the purchase price apportionments, which would have legally saved nearly £300 in stamp duties. When I complained, the company responded saying things like a £4000 Hot tubs, Table tennis table, climbing frame are "normal things" in fixtures not worth mentioning in apportionments. The law says any removable items are valid apportionments including even carpets. She even added id check fees before completing the transaction referring to an older quotation which was for sale and purchase and when we only when with purchase, she hadn't mentioned those fees. I would say find yourself a better solicitor more worth the fee than them.
