TO EVERYONE STRUGGLING WITH THE RETURN OF THEIR DEPOSIT... This letting agency is probably one of the many in Oxford who feel as though they can take advantage of students. I struggled during my entire year's tenancy with them with nearly everything! I lived in a flat and for the entire year our intercom system didn't work. This meant we missed parcels all the time. After several phone calls to them, the intercom was never fixed. Our flat also developed a lot of damp and mould. I made a ton of phone calls to them about it which were all ignored. They never respond to you until the guarantor calls up and threatens to not pay. After this happened, they simply painted over a bit of the mould in the flat.. We read a lot of reviews online saying that many people struggled with the return of their deposit. To make sure we would get ours back, we took pictures of EVERYTHING when we moved out. I then composed an email stating everything that was cleaned/fixed/replaced by us and stated that I had photo evidence. This was done on the move out day. We didn't get a response for ten days. After ten days we emailed and called demanding the deposit back, but they claimed they can hold onto it for 31 days... If they say this to you please do not believe it! I checked over the tenancy agreement and it doesn't state this at all. Hutton Parker signed a contract with my deposits.co.uk. My deposits policy is that the deposit MUST be returned within 10 days after a written request for it's return. After we threatened to report them to my deposits for breaching this time period and therefore our contract, the deposit was returned to us in full. I would not recommend signing any agreement with Hutton Parker. If you have, make sure you take photos of everything, email them all the time so you have evidence in writing and do your research! Don't listen to the lies they feed you!
