Factotum Letting edinburgh

Enquired 2 weeks ago about a short term let (for nearly a month), quite short notice so emphasised urgency - they confirmed it was available so we wanted to pay/book right away, they said "I have contacted the landlord to see if they’d be interested". We then chased for a week or so, including calling as emails were mostly unanswered. No news from landlord, no updates from Factotum unless chased. What's the point in this service?

This is the second property we have stayed in from Factotum and we loved our time there. The team were very responsive and are professional at all times. If you are looking for somewhere to stay in Edinburgh then Factotum are the perfect agents to take care of you!

I have rented from Factotum for several years. I found them fantastic agents. Issues were dealt with really quickly, even on a weekend I had an emergency number and they responded immediately. My property manager was a lady call Jill Slight who I was very impressed by. Highly organised, polite and very efficient. I have recommended Factotum to all my friends and work colleagues. I've let my flat through Factotum since 2008, and though property managers come and go, I've been truly impressed by the efficiency, kindness and willingness to help by all of them. If you have a property to let, I'd certainly recommend them.

We booked a stunning property on Great King Street (2149) for five months over autumn and Christmas with Factotum. Would highly recommend for anyone who loves unique properties with character and historic charm. The most modern element of the apartment was the stunningly appointed bathroom with rain shower and beautiful (and separate) claw foot bathtub. The wood-panelled living room is incredibly atmospheric and will make you feel like a Jacobean Laird when swilling drams next the the enormous open fireplace. Factotum were kind and responsive throughout - we're already booking in our next stint in Edinburgh with them.

Absolutely amazing. Needed a place on short notice and Rachel was swift with that. The apartment was clean with all amenities available and at a great price. If you’re looking for short or long term, do give them a look!

We stayed with Factotum in January this year. Sadly, the experience was a bit of a let-down. We had several complaints: - An electricity box was dangling just outside the front door. An electrician came to have a look at it, and he reported it as an "electrical emergency". He also told us to stay way clear of it was it was very dangerous. It is baffling that a letting agency is allowing a dangerous property to be rented out. Complete disregard for the tenants' health and safety. - The bathroom lights were flickering to the extent that we could not use the bathroom with the lights on. I suffer from severe light-induced migraines. We raised this with Factotum, but they did nothing. - The flat was freezing cold and despite this, they charged us extra for the gas we used for heating. - The flat was in a dirty condition when we arrived and I spent hours scrubbing grease off the surfaces in the kitchen. All in all, I would recommend going with another letting agent (or simply airbnb). Factotum are overly expensive and not professional. Lastly, our deposit was 2/3 of the rent and it took us almost 3 weeks to get it back.
