I’ve used Elmslie’s twice - first time was as a first time buyer. All went well and I got the house I wanted at a good price.
Second time, I part exchanged this house for a new build and discovered some issues that should’ve been sorted when we bought the property in the first place. To sum it up, not all the correct documentation and checks were done on the conservatory that was already attached to the first house. Derek told me he thought the info we had been sent by the sellers looked good to him so I obviously agreed as I was paying for his advice after all. Turns out this wasn’t the case, and I ended up having to pay for an inspection and remedial works to bring it up to building standards specification. There was also no indemnity insurance details passed on in case the council had asked for the conservatory to be brought down. If a private sale had been done, I wouldn’t had to pay for this insurance which should’ve been acquired from the previous owners. In the end it all went through and house was sold but this caused a great deal of stress and time that really shouldn’t have been necessary.
The new build we purchased went through fine but I had to chase up Elmslie’s for 3 months after legal completion for the NHBC documentation. If I hadn’t, I still wouldn’t have this and Elmslie’s would again have sold me a property without any guarantees that came with it. There was also bad communication on their part when getting the signed deeds etc to them which I won’t go into, but I ended up making 3 trips to their office to hand deliver other copies of them. All in all, I felt like if I wasn’t chasing them so often, nothing would have progressed and I wouldn’t have received all the documents for the house.
I won’t be using Elmslie’s again in the future.
