Not a positive experience. We enlisted Andrews in the early summer of 2019 to sell my parents house in Southdown Road as part of a downsizing exercise. We had a few agents round and we were impressed with Andrews initial sales pitch and the fact that they seemed very positive that they could sell the house. They actually gave the highest value of all the agents who we saw, and mentioned that they had buyers ready who had failed to secure another similar house in the road.
The downside was that their fee is higher than everyone else’s, 1.5% instead of 1%. But we decided that if they stood such a good chance of securing a good buyer at a higher price, it would be worth the extra fee.
At our request they organised an open day, for ten days after the house went online. As the ten days counted down we realised that they had only managed to book three people into the open day. Two of them cancelled, the one who didn’t cancel never showed! Not a great start!
The weeks went by, which become months, with a very small number of viewings taking place, and no offers. At the three month point, when the contract with them technically ran out of it’s fixed period we were at the point of moving to another agent and lowering the price.
The day before we did this, they called to say they had an offer from an HMO developer, a reliable buyer. His offer was 40k under asking, which we initially baulked at.
Andrews advised us that ‘due to the state of the market’ it might be wise to accept it, especially if we could secure a similar discount on the house we were buying to house my parents. We managed to find a house that was well discounted, and offered lower, had it accepted, and then despite the fact that it would be VERY tight on money considered accepting this very low offer.
Andrews assured us of the buyers integrity, that he’d always come through on deals and never let them down. It did feel a bit like they were representing him more than us, but never the less, we believed them and continued with the deal.
The buyer started making noises about not being able to complete until early Jan, 2020 due to a story about his bank not willing to extend his credit until January. This was going to put pressure on the (very small) chain but we worked with this and instructed solicitors. We paid for searches (on the new house we were hoping to buy) and racked up a four figure bill in legal fees.
The weeks went on further, well into winter. We were then advised that their ‘very reliable’ buyer wanted to wait a total (from now) of eight more months to complete, claiming again that his bank wouldn’t release funds earlier. A likely story!
Needless to say, the sellers of the house we wanted to buy immediately walked from the deal and put their house back on the market. So here we are, months after the initial instruction with no sale and little chance of one due to the time of year. A very very disappointing performance from Andrews, very very costly indeed and deeply upsetting for my parents. I’d sooner stick septic pins into intimate parts of my body than use or recommend this agent again. A sickening experience. The fact that they were so insistent about the integrity of this ‘investor buyer’ who actually turned out to be a completely dishonest chancer. They should remember that it’s the seller who pays them, not the buyer.
