A quick Google search told me these guys were going to be bad and how naïve was I to think that was just the internet and it didn't matter. From day one the experience has been hell. We moved into a dirty property with numerous maintenance problems including broken beds, sinks and rubbish in the front garden. Getting these fixed/removed took months and the whole process was slowed by a sluggish and at times unresponsive and quite rude team. We took initiative and cleaned a lot ourselves and left the property in a far better state than we found it, we were rewarded by a £1254 charge. Including £400 for the property to have certain rooms repainted, I should mention that they desperately needed it before our tenancy started! As a Lettings Negotiator myself, I'm appalled, I didn't know such poor services existed. My advice is to find somewhere else, it's not worth wasting your time.

I would strongly advise considering the reviews that this agency gets and think twice before getting into a contract with them. I wish I would have done the same. I found an advert on Sparerooms and moved into the room. Later on I discovered that it was a tenant subletting the room and suggested that I don't let the agency know that I'm there because it will cost more for them and for me as well. There were numerous checks when the agency saw me at the property bus asked nothing. Later I had to sign a contract because the previous tenant didn't want to pay council tax. I moved out early and I locked my room but my flatmates asked me to send them the key so they can take the meter readings from the boiler that was in my room(?). Later when I went there to help clean the house before we give back the key I discovered that someone sublet their room and that they also let one of their friends in mine. I contacted the agency but they said they allow people to sleep over and that it would be hard to prove that its subletting. Basically I couldn't clean my room because this guy and his stuff was in there. When we got the deposit back half of it was missing and I had to pay for things like my flat mates losing their key, taking the kettle from the house, leaving their TV on the wall so it has to be removed. I guess what I want to say is if you are a landlord and want to go with them, beware that they don't care about subletting and if you are a tenant, be prepared to not get your full deposit back because they will give all walls a fresh paint even if they don't need one and you will pay for it.

Do not rent with these people they will take all of your deposit

G4Lets have been by far the most competent and responsive letting agent I have rented from during my time as a student. The transition from moving out of home to renting your own place can be quite daunting but G4lets have treated me as an adult and have dealt with any queries efficiently and provided clear instructions on how to rectify maintenance concerns myself in order to avoid costs. I think they are a fair and honest letting agency with diligent staff who are very understanding and make the letting process simple and stress free. I would highly recommend!

Highly recommend G4Lets for any students looking to rent in Brighton! Lovely team who make sure any house/repair issue gets taken care of super quickly and are always very "human" and understanding! Have been with them for two years and happily going into my third :)
