Room was a lot bigger than expected. Lovely view overlooking the beach. Breakfast was nice however did find a hair in the scrambled egg but was dealt with straight away these things happen. Tea and coffee available which was nice. Could provide bottled water. The hotel could do with a revamp and deep clean.

The booklet in our room said it's been there since 1828 and by the looks of it and furniture some parts haven't changed since, breakfast wasn't pleasant,plates were barely bigger then saucers,toast was as strong as wet soggy paper. I had to fix shower head to shower rail as nothing was there,curtains falling down in room and if your on the top floor heaven help you if you don't do lifts, the plus side was it's very close to everything.

I booked this hotel in June this year to stay in October. Pictures of the hotel looked ok but when we got there we were put on the top floor where the stairs were so narrow we could only just squeeze through and the carpet was a trip hazard. The room stunk of smoke and was very old and tatty. The bathroom radiator was covered in rust the skirting boards dusty and curtains falling apart. We had to hook the shower hose through the shower curtain as there was no hook for it. Double bed was two singles pushed together with a double quilt that didn’t even cover the bed. Breakfast was cold scrambled egg cold bacon and beans and cheap cold sausages definitely not the league temperature. The waiter cooking the toast coughed in his hand then picked the bread up. Coffee was so strong we couldn’t drink it. Over all I was very disappointed as it wasn’t cheap to stay there. £18 per 24hours to park and the hotel do not offer any discount.

Very disappointing... hotel in a lovely position in an elegant square almost on the sea front right by the British airways 360 tower.... but the cleanliness of the room was awful, dust very evident on the red wall behind the bed...skirting boards filthy, marks everywhere on the walls, and we would have had a lovely sea view, if only we could see out of the windows...

*(REVIEW AMENDED AFTER EMAILING COMPLAINT) Fine if you're not bothered about actually sleeping. Rooms were a tad shoddy tbh, lots of things broken, shower head wasn't even attached, the door didn't lock, and the position of our door meant that whenever anyone opened the adjoining door in the corridor it smacked against our door and woke us up. Other guests were very loud and played music until early hours of the morning despite "hotel policy" supposedly stopping this from happening. When we spoke to the receptionist in the morning she simply said "we haven't had any complaints before" and said she would "go and check it out" after we had left. I'm usually not one to complain about stuff like this but this time I'll be sending a detailed email of complaints and photos over because although it was one of the cheaper hotels in Brighton at the time, I still feel we grossly overpaid for the stay that we ended UP having. * After emailing these complaints to the hotel, we received a rude sarcastic response basically saying because these issues were not reported the very second they happened, there was nothing that could be done. Aswell as suggesting that our negative experience at the hotel was our own fault in not doing so. I would strongly advise against staying here, not only for the overpriced shabby conditions of the hotel but also the rude way they treat their customers.

Very comfy bed, immaculate bedding and towels, really clean bathroom and brilliant breakfast. Staff are helpful and friendly. Across the road to the beach and walking distance to town for shooping. It's an old hotel with a lift but if you don't mind that it's excellent value.
