Bev was the loveliest lady ever! My children thought she was great! She gave us a room last minute due to being booked into the hotel next door which was absolutely disgusting. My children and I were over the moon with how friendly our reception was and how comfy and clean the rooms were. It is not a modern hotel but everything was clean and comfortable. It was lovely and quiet perfect for a stay with children. I will definitely book here the next time I come to Brighton.

The proprietor is one of the most welcoming person I have ever met,very friendly and always very helpful in ever way.We had a good night's rest and enjoyed the full English breakfast served up each morning.Both my wife and I felt refreshed by our stay and would recommend all our friends to go there.

Last minute booking and arrived well after check in time. I phoned ahead to let them know and got a very friendly welcome by the lady on the front desk. Upgraded to a double with ensuite. Clean, cosy and very friendly. Full English in the morning and a stone's throw from the beach. Good local Italian just up the road too.

I discourage anybody from going to this hotel. The Owner, a lady is a psycho. the hotel has bad enough reviews, but we stayed there and were forced to leave in the middle of the night. I stay in at least 10 - 15 hotels each year and have never experienced the appalling service offered in this place, and I have travelled to humble third world countries on numerous occasions. How this hotel under this administration has a licence to operate beggars belief.

I don't recommend, just if you are looking for a small room with no water pressure, the shower is on the wall, so you have to be happy with the drops that are coming , no kettle in the room but I had coffee and tea , don't know for what. I was unlucky to have the room from the top so a lot of stairs , there are 3 rooms but probably was one and they made 3 because between me and next room was a door, so I could hear my neighbours and they cood hear me crystal clear. The good point is that is close to the beach and 20 min from the center. But there are plenty hotels much better. My mistake , I judged the pictures .

Very noisy doors shutting very loudly you can't sleep at night after midnight even at 2am or 3am you will wake up due to loud noise inside and shouting outside old building needs refurbishment blinds broken windows can't open or close very bad after customer service wont reply your message very bad on their own commitment of refund very hot conjested rooms toilets flush not good only thing is the hotels owners husband and wife nice person husband very helpful but property not good for family no WiFi anywhere in the hotel and no car park big garden or small park right infront no fridge

I would rate this hotel even less than 1 if it was possible. I booked for two nights and called 5 hours before the time of arrival. I told them about the unforeseen emergency I got, I pleaded them to change the dates to any dates because it was impossible for me to be there and they refused and say they can neither change the dates for me nor partially refund. I am very disappointed I don’t recommend it at all.
